Inspection Services

When choosing an inspection company, cost should be the least of your concerns. Below is a comparison with some other fees incurred when purchasing a home.

Home Inspection fee: This is the most important fee of all. The home inspection will tell you what is wrong with the home. It may also expose possible code violations or illegal additions. It will also determine if you are even going to buy the home. The actual fee is usually less than the fees above.

A through home inspection performed by an established, competent inspector, is a bargain at any price!

Inspection Reports

When choosing an inspection company, cost should be the least of your concerns. However, what do you get for your money?

Do you get a checklist report that doesn't really tell you much about your property?

Do you get a narrative report that reads like "War and Peace"? Can you understand the inspection report?       

Does your inspection report include pictures?

Does your inspection report provide estimates for repairs?

Do you get an inspection report that merely refers you to tradesmen in each field?

Below are samples of inspection reports from the files of Magnum Inspections Inc.

Included with every inspection report are the "Standards of Practice" used for all Magnum Inspections Inc. inspections.

Also, with the new inspection law in place, all Clients will be required to sign this "Inspection Agreement," prior to the inspection being performed.

The first is from a "low ball", "Realtor friendly" inspection company. It is courtesy of Dennis Robatile, founder of  the Independent Home Inspectors of North America.

Low Ball Inspector Inspection Report

The above inspection is handwritten, has no estimates, and is very hard to read. It is nearly impossible to glean any information from this report and may be considered by some, a waste of money.

Checklist Inspection Report

In the above report, the inspector was kind enough to list all of the model numbers as well as manufacturers for almost every item in the home. He also lists "Normal for age" after nearly every item. Age has nothing to do, in most instances with a home inspection. The item in question is either functioning properly or not. This inspector also states that "This inspection was performed during a time in which there was no rain. It is impractical to try to detect leaks without a water source. Moderate rain fall may not cause leaks but with the increase of wind and rain quantity leaks could occur." If this were truly the case, I would suggest that no roof inspections be performed, unless it is raining.

Franchise Summary Page Inspection Report

The above is a summary page form a well known franchise company. It merely refers the Client to specialists in each area where a deficiency was observed. There are no estimates. Again, after receiving this type of report, how much more "evaluation" is required?

The inspection reports below were performed by Magnum Inspections Inc. These are actual inspection reports with the names and addresses removed, not as other inspectors have on their sites, "Samples of what your report may look like".

Not only do you get the inspection report as depicted in the samples above, but the original, high resolution  pictures are available , on request, for all Clients of Magnum Inspections Inc.

Furthermore, if any Client has any questions pertaining to the inspection or the inspection report, we are always available to provide explanation and any backup documentation if needed. This documentation may include local code references and/or manufacturers installation specifications.

The finished product is the most important part of the inspection. Always ask for sample reports from any prospective inspection company. You may be surprised at the type of report you are paying for.

 

Inspection Fees

Inspection fees will vary depending on the type of structure inspected. As well as, the age, type of structure, and location. Call for pricing. All inspection fees are paid at the time of inspection. No exceptions. No inspection report will be issued until payment is made.

Inspection Types

Comprehensive Single Family Home Inspection

Single Family Home Inspection Report

All comprehensive inspections include the following components:

  • STRUCTURE

  • DOORS, WINDOWS, AND INTERIOR

  • PLUMBING

  • ELECTRIC

  • AIR CONDITIONING AND HEAT

  • MAJOR APPLIANCES

Single Family Home  inspections may also include these components:

  • SPRINKLER SYSTEM

  • POOL

  • ROOF

This inspection will take approximately two and a half to three and a half hours, possibly more depending on the size of the property inspected. The Client will receive the standard printed report and labeled photos of all defects. The inspection report will be compiled at the office and e mailed to the Client or any authorized parties, the same day of the inspection. The inspection report can be compiled onsite if needed, however, this may take an additional one to two hours to complete.

This inspection is also available for Townhomes, Villas, and Condominiums upon request.

Comprehensive Town home Inspection/ Villa

Townhome Inspection Report

All comprehensive inspections include the following components:

  • STRUCTURE

  • DOORS, WINDOWS, AND INTERIOR

  • PLUMBING

  • ELECTRIC

  • AIR CONDITIONING AND HEAT

  • MAJOR APPLIANCES

Town Home inspections may also include these components:

  • ROOF

This inspection is similar to a Single Family Home inspection, minus the sprinkler system and pool. This inspection will take approximately one and a half to two and a half  hours to complete.

Comprehensive Condominium Inspection

Condominium Inspection Report

All comprehensive inspections include the following components:

  • STRUCTURE

  • DOORS, WINDOWS, AND INTERIOR

  • PLUMBING

  • ELECTRIC

  • AIR CONDITIONING AND HEAT

  • MAJOR APPLIANCES

This inspection is comprised of the interior components in a condominium. Unless arrangements have been made for exterior components to be inspected. This inspection will take approximately one to one and a half hours to complete.
